Calculating Your Parish Property Tax

 

Some facts to get started:

  • Property taxes in Louisiana are levied on 10% of the sales price (assessed value) of a residential property.
  • The amount of your tax will depend on your millage rate.  The millage rate varies from parish to parish and from city to city.  We have included the millage rates for Orleans, Jefferson and St. Tammany below.  To find the millage rate for other parishes and municipalities, please call your local assessor.
  • Louisiana law allows for homeowners to claim a Homestead Exemption (that part that is exempt from tax) on the first $75,000 of taxable value, or $7500.00.
  • Only 1 Homestead Exemption may be claimed per person or married couple. 
  • The Homestead Exemption applies to parish taxes only and does not apply to city taxes or extra fees.  If you live in a municipality that assesses it's own property tax, you will need to caluculate this separately and add it to the parish tax due to come up with a total. 
  • In Orleans Parish, the city government is co-extensive to the boundaries of the parish, so there is no separate parish and city tax.  Even so, all properties in New Orleans pay a police and fire millage based on the first $7500 in value, regardless of their exempt status.
  • Property taxes are paid in arrears (taxes due at the end of the year for the previous year) except for Orleans Parish where residents prepay their property tax for the upcoming year.
  • Residential properties are reassessed every 4 years to reflect changes in values.

Calculating your property tax is easy! 

Sales Price x 10% = Assessed Value

Assessed Value - Homestead Exemption = Taxable Value

Taxable Value x Millage Rate = Total Taxes Due
