Alternative Home Building ~ In the wake of Hurricane Katrina, many people seeking to rebuild are looking for alternatives to traditional house construction.  Modular homes are one example.

What is a modular home?  A modular home is a highly engineered alternative to traditional "stick-built" architecture.  Stick-built means that the home is built on "on site" by an individual builder/contractor.  Instead, a modular home is built in a factory-controlled environment in sections and then shipped to and placed on the building site by the manufactuer/builder.

Modular Home Advantages:

Value For Your Money ~ Modular homes are built in factories and benefit from a state-of-the-art production process.  The factory buys huge quantities of lumber, sheet rock, carpet, paint, etc., and has them delivered in huge lots, saving both the builder and YOU money in the process.  In addition, labor is used with maximum efficiency, with skilled craftsman moving between workstations on the factory floor.  You benefit from the assembly line efficiencies of Sthe factory.

Quality ~ Since modular homes are factory built in a controlled envirionment.  This allows for on-going monitoring throughout the construction process.  Being a part of assembly line, modular homes also have an advantage in that each model home is being built with the same exacting standards as the previous one on the line before it. In addition, modular homes are designed to be shipped across the United States, meaning the construction must be up to the most stringent building codes in the country.  In order to accomplish this, as well as to withstand the shipping process, modular homes are typically built using 30% to 40% more framing and many of the joints are glued together as well as being nailed or screwed.

Short Construction Turnaround ~ On the average, a modular home can be built in about four weeks.  During this time, site preparation and foundation construction can take place.  Once shipped and delivered to your lot, final completion takes two or three weeks.

What Do Modular Homes Look Like?  Modular homes look like any other home.  They are not manufactured homes, a term used for mobile homes.  The main differences between modular and stick built is not what they are constructed of, but where and how they are constructed.  Modular homes come in a variety of stock sizes and styles factory built by the manufacturer.

Are Modular Homes Difficult to Manufacture or Insure?  There is no distinction between modular and site built homes as far as appraisal or financing.  Banks and lending institutuons treat both types of constructuon the same.  Likewise, there is no difference in insuring the modular property.

Can I Customize My Home?  Your modular home can be customized to specifications.  They can even work off of your own designs.  Remember though, this will increase the cost to manufacture.
